My own real-estate operation — from construction to building a management system
I turn stalled properties into active operations — and I'm building Gestão Forte to manage the portfolio.
What I found
Run-down, underused properties, and a growing portfolio with no single tool to manage assets, costs, contracts and returns.
I treat each property as an asset to unlock: feasibility, structural assessment, negotiation and execution. And I apply the same product thinking to managing the portfolio — turning the operation into a system.
What I've done and do
- Turned around properties through structural assessment and negotiation, converting stalled assets into active operations — such as the property that now hosts a high-end bar and another that became a national-chain gym.
- Feasibility studies, budgeting, planning and construction execution (D&J partnership).
- Managed suppliers, deadlines, risk and P&L — an owner's mindset applied to real operations.
- In progress: Gestão Forte, a system to manage the real-estate and wealth portfolio — assets, costs, contracts and returns.
